Update on Fortune Park May 2006

Subject: Fortune Parc Hearing Thursday, May 4th @ 10:30 am
On behalf of the Potomac Springs Civic Association you are asked to attend a public hearing of the Montgomery County Planning Board this Thursday, May 4th. The hearing will be held at the Maryland-National Capital Park and Planning Commission at 8787 Georgia Avenue. The hearing is scheduled for 10:30 am on the meeting agenda.
The Planning Board has previously approved a "Site Plan" for the Fortune Parc/Park Potomac development for:
* 150 townhouses with heights up to 50 feet;
* 2 condominium buildings with a total of 150 units with heights up to 100 feet; and
* 2 garden apartment buildings with a total of 300 units with heights up to 50 feet.
Foulger-Pratt, the developer of the condominiums and apartment buildings, has since filed a revised proposal to amend the Site Plan, among other things, to substitute four additional condominium buildings for the two garden apartment buildings. Two of the buildings would be 10 stories tall and two of the buildings would be 8 stories tall. The Potomac Springs Civic Association, together with three other community associations from neighborhoods also affected by the proposed height increase, have filed comments in opposition to these proposed changes. Those comments are part of the Montgomery County Planning Board Staff Report on the proposal and essentially argue that these much taller buildings just don't fit in our community.
You are encouraged to read those comments and to attend the hearing this Thursday morning. I will appearing in my role as counsel to the Potomac Springs Civic Association. While I believe that our arguments are legally sound, one factor that the Planning Board will consider is the number of members from the community who actually come to the hearing.
